How a build runs, tender to handover.
A high-stakes renovation on top of an already high-stakes year is the thing clients tell us they fear most. The answer is not reassurance - it is a process you can see into at any point.
First conversation
You tell us about the project, the drawings you hold and the site. We tell you honestly whether it is a fit - including if it is not. We regularly deliver projects in the $1M - $6M+ range. We currently cap multi-dwelling projects at two, and are in the process of extending our registration to take on larger multi-dwelling sites.
Tender
We price the project on the drawings as issued, alongside your architect and consultants. Where we can see a constructability problem, we do our best to raise it here rather than as a variation later. We'd rather have that conversation early and transparently than have it surface as a cost change once the build is underway.
Pre-construction
Contract, program and trade bookings. Long-lead items - stone, joinery, custom metalwork, glazing - are identified and ordered early, because on this kind of build they are what moves the date.
Construction
A dedicated site team, with the director personally across the project. Program, budget and site activity are tracked in our construction management software and visible to you throughout, so you can see where things stand without waiting for a meeting.
The unexpected
On a period home, something is usually found once work starts - behind a wall, under a floor, in the roof. We identify it, price the fix and re-sequence around it, then bring it to you early with the options. That's the standard on this kind of build, not the exception.
Handover
Defects addressed, documentation handed across, and the house photographed on completion. Our completed projects are photographed professionally - which is why the work on this site looks the way it does.
